Appeal for development in coastal erosion zone dismissed

An appeal has been refused on the grounds that the site was expected to be threatened by coastal erosion towards the end of the century.

The appellant was looking to subdivide the plot of an existing property in order to build an additional home, on the Hampshire coast.

The local core strategy stated that "vulnerable development will not be permitted within the defined coastal erosion zone", which Inspector S Rennie felt was clear in its aim to restrict new-build development.

The appellant planned to use a timber frame, but Rennie was not convinced this would mean the building would no longer exist by the time the site came under threat. 

The appeal was dismissed with the opinion the development would not be safe over its planned lifetime.
