Housing project approvals fall during 2024

Overall 10% fewer housing projects secured approval during 2024 than during 2023. This number was also minimised by the fact the number of housing projects granted planning permission in the fourth quarter rose by 4% against the preceding quarter but were 15% lower than a year ago.

The number of units approved during the fourth quarter rose by 15% against the previous three months to 77,284 units and was 1% higher than during the fourth quarter of 2023.

The information comes from The Housing Pipeline Report Q4 2024, published March 2025.

Regionally, most parts of the Great Britain saw a rise in the number of units approved during the fourth quarter. The following rises were seen, respectively against the preceding quarter:

  • North East, 177%;
  • Yorkshire and the Humber, 79%;
  • West Midlands, 134%.

Other positive rises were seen in unit approvals throughout the UK including 59% in the East of England, 21% in South East and 24% in Wales. Some falls were seen in the North West, which fell back 42% after a surge in approvals during the previous quarter. Scotland also had a dip by -4% and London dropped by -12%.

When compared to numbers in 2023, the only areas to see an increase in unit approvals during 2024 were the:

  • North East, with 8%;
  • North West, with 25%;
  • East of England, with 2%;
  • South West, with 2%;
  • Wales, with 10%.
